About Icon Tower Three

Tower Three opened its doors in February 2010. During preconstruction, Tower Three was the last tower to be sold, and sold out quickly. The tower features the 4-star 162 room boutique Viceroy Hotel on floors 1-14, and 372 luxurious residences from floors 16-49, with Club 50, Icon's resident night club, occupying the 50th floor. The Viceroy Tower features 10 floor plans including Studio, 1bed, and 2bed layouts. There are no 2bed + dens nor 3-bed layouts in the Viceroy Tower. All of the 2bed Units are Corner Units and feature floor to ceiling glass throughout. Also, the Viceroy Units are the only units that can be placed in the Viceroy Hotel's management program—which is very attractive if you are a foreign investor or absentee owner. Viceroy units also have access to room service and special hotel services. The Maintenance Fees are higher in this tower due to the Hotel component. Parking is by Valet Only. Tower Three residents access the spa by crossing over the pool deck on the 15th floor Tower 3 also features the restaurant EOS and conference facilities.

Viceroy Hotel Rental Management Program Summary

The Rental Program for Viceroy Unit Owners is a great option for foreign nationals who want to use their units on seasonal basis. The program allows participating unit Owners, when they are not occupying their units, to rent out their units as part of the Hotel's transient room inventory. The Hotel's rental management program is entirely voluntary and is not a condition of ownership. The initial term of each rental program is 1-year, with participating owners receiving 75% of the Net Rental Revenue generated from renting their units in the Hotel program. On the main pool plaza level, Viceroy offers its destination restaurant, Eos, featuring Mediterranean-inspired fare combining dramatic design and award-winning cuisine to create a downtown Miami experience lauded by Miami New Times as "the new benchmark for Miami Hotel restaurants."


TOWER THREE FLOOR PLANS

Tower Three Viceroy features 11 Units per floor and 10 different floor plans, with a mix of 1-bed, 2-bed and studio layouts. The premiere layout is the "10" or "A" Line, which features unobstructed bay views facing SE and a gorgeous pool view facing east. On a Sunny Day, you can see for miles towards Elliot Key. Viceroy Tower 2bed units are all corner units, with the "A" Line being the largest Tower Three floor plan at 1,459 sq. ft. The "A" line has a winding corridor that leads to the living room, and on high floors, has direct bay views as well as stunning city views facing west. The "B" floor plan in Tower Three has the largest island kitchen, and from the guest bedroom, has a spectacular East facing view over the pool. The entry level 2-bed/2-bath is the "D" Line with North and West facing views. For the 1-beds, the preferred layouts are the 01 "G" and the 11 "E" lines mainly because of their east facing exposures. For those focused more on price than on view, the "H" and "H-REV" are spacious 1-bed/-1bath Tower Three floor plans with west facing city views. The "K" Line studio floor plan in Tower III also shares the west facing exposure.
